What Makes Indonesia's Islands One of a Kind | Indonesia Hotels | THINC Indonesia | Achin Khanna
In this interview with Travel And Tour World at THINC Indonesia, Achin Khanna, Managing Partner at Hotelivate-Savills, shares his outlook on Indonesia's hospitality market, its challenges, and the biggest opportunities shaping its future. Key highlights: 1. Hotelivate-Savills is a 360-degree life-cycle consulting firm in hospitality, covering feasibility studies for hotels, resorts, convention centers, and clubs. 2. The firm also handles hotel company and asset valuations, operator search and management contract negotiations, asset management, conferencing, executive search and placement, and hotel buy/sell transactions. 3. Achin Khanna and his colleagues have been in the business for about 30 years, with headquarters in New Delhi, India, and offices in Bangkok, Singapore, Jakarta, and Dubai. 4. The firm's Jakarta office is new and recent, with a growing focus on Indonesia. 5. Indonesia is described as a "growth market" that changes significantly every five years, with strong investor interest and capital inflow. 6. Indonesian hotel owners are still learning that hospitality returns take patience often 10-15 years to recoup investment. 7. Major opportunities exist beyond Bali and Jakarta, including Surabaya, Bogor, Lombok, and other untouched islands. 8. Inbound tourism to Indonesia is strong, particularly from Australia and increasingly from India. 9. Key challenges include a maturing market and expensive lending rates, making hotel project financing difficult, a cycle Khanna notes is also seen in India, Sri Lanka, and the Maldives. 10. Indonesia's biggest advantage over destinations like Singapore is its abundant, largely undeveloped natural beauty and many islands yet to be developed. 11. Rising global disposable income and increasing holiday frequency worldwide benefit Indonesia's leisure and holiday-focused destinations beyond business hubs like Jakarta. 12. Indonesia's hospitality sector had a rough 1-1.5 year period but has been recovering over the last three months, consistent with the industry's cyclical nature. 13. Outlook for 2027-2029: supply will grow, but demand is expected to keep pace, meaning stable performance over the next two to three years. 14. The medium- to long-term outlook is very bright, driven by three key themes: development of new islands and destinations for leisure, growth in business travel in Jakarta as infrastructure improves, and the growth of branded residences and lifestyle/luxury branded residence investments across the region.
